Responsibilities:
The Property Manager is responsible for the daily operation and maintenance of multiple properties, including oversight of facility operations, preventative maintenance, and repair service functions. The Property Manager will manage employees, contractors, and building maintenance vendors. The role is integral to the overall objective of providing quality services and ensuring the reliability of operations.
Key responsibilities include:
- Overall management of building repairs and preventative maintenance operations.
- Develops standard operating procedures, maintenance policies, and work instructions.
- Supervises and manages building maintenance personnel, contractors, and outsourced services.
- Manages loss prevention and injury prevention programs, and maintains compliance with life safety standards.
- Provides oversight for capital projects and effective cost management measures associated with maintaining the facility. Prepares and manages local operating budgets.
- Ensures compliance with applicable building, fire, electrical, mechanical system standards, and codes.
- In the absence of an Assistant Property Manager, handles lease administration, oversees correspondence to owners, tenants, vendors and managements. Distributes monthly activity reports.
- May supervise an Assistant Property Manager and/or a Tenant Coordinator. Supervision will include, but not be limited to training and development, performance management, and daily oversight of work activities and time & attendance.
Qualifications:
To be successful in this position, you should have:
- Minimum of five (5) years of experience in multi-location, commercial – industrial – retail property portfolio management is required. A bachelor’s degree in a related field of study is preferred.
- Prior leadership experience managing and developing direct reports.
- Computer proficiency, including expert Excel experience, and strong budgeting and financial acumen is required.
- Knowledge of building operations and systems, mechanical, HVAC, and a general understanding of construction is required.
Additionally, you must possess strong organization, attention to detail, problem-solving, written/verbal communication, trade-negotiation and relationship-building skills. And, must be able to work independently without supervision and as part of a larger team.
This ia not a fully sedentary position and primary work consists of moderate physical activity. In this role, you will walk and move around regularly and consistently through the interior and exterior of commercial real estate buildings and may be standing for extended periods of time. Regular duties may require lifting, bending, reaching, and climbing, and requires the ability to speak, to clearly see, hear, understand, and distinguish speek and/or other sounds such as machinery, alarms and traffic. Due to the direct tenant relations and onsite requirements of the position, this position does not lend itself to regular/standard telework opportunities.
