Title: Area Maintenance Manager

Schedule: Full Time with Daily Travel, generally 8am to 5pm Monday through Friday
Job Description:
The Area Maintenance Manager’s role within Parktown Living assists with training of 4 maintenance staffs, providing support towards the overall upkeep and maintenance of the apartment communities in the portfolio of a particular region, and offering support in a positive manner when performance improvement is needed. The Area Maintenance Manager works very closely with each of the on-site Managers, Maintenance Leads and maintenance teams. The Area Maintenance Manager performs training multiple times a year, and perform routine maintenance duties including rough carpentry, painting and basic equipment or facility repairs. They also provide support for properties where a maintenance staffing shortage exists. This position is a working maintenance leadership position.
Essential Functions:
- Ensures adherence to customer service standards. Works with maintenance staff to ensure that resident maintenance issues are dealt with in a timely manner and that proper follow-through is done.
- Regularly inspects property and insures required maintenance and repairs are completed, as necessary.
- Works with Regional Manager to hire, train and develop on-site maintenance supervisors and technicians according to company policy and procedure.
- Works with property management staff to schedule maintenance technicians according to forecasted workloads.
- Works with property team to adhere to current budget numbers.
- Maintains systems for monitoring and tracking work orders, preventive maintenance work performed (accurately completed at all properties), compliance with safety requirements, supplies and parts inventories, purchases, and efficient make readies are performed according to expectations and standards.
- Assist property management staff as needed to ensure maintenance staff is meeting performance standards. Assist in counseling and/or performance reviews as needed.
- Regularly inspects property for safety and security issues, including, but not limited to non-functioning lights, ground and trip hazards, broken fences, exposed wiring, pot-holes and potential water and/or drainage issues.
- Assists property manager with preparation of maintenance operating budgets in accordance with owner objectives.
- Cover on-calls for existing staff vacations if needed, or on an as needed basis.
- Assist existing maintenance staff in resolving emergencies and handling emergency repairs as needed.
- Assist staff with the creation of scope of works, coordination and review of jobs to ensure that contracted work is completed properly by vendors.
Minimum Requirements:
- High School diploma or the equivalent
- Must be able to perform but not limited to the following skills: carpentry, plumbing, masonry, electrical, machine repair, painting and janitorial
- HVAC Certification is required
- Knowledge of building trades
- Independent worker
- Daily travel as needed throughout the City of Atlanta
- Must be able to read and interpret drawings, sketches, instructions and specifications
- Must be familiar with all hand tools and power tools common to the skills listed
- Must have own vehicle and hand tools
- Supervisory experience
